    I'm moving the IE. Sadness

    Looks like Moreno Valley is the most viable option for my budget. Hopefully I don't have to go as far as San Bernardino and commute to my job in Corona. Anyone around there that can share some trivial facts about the areas there? Stuff only a local would know, shit that's not in the brochures?

          During the past 5 months I've been there, the area seems fine. I think I'm lucky to be in a small quiet area?

                As with anywhere, it will vary by neighborhood. Not all of Moreno Valley, Corona or wherever will be bad (tweakers, etc.). Over;ly broad statements like the above are not helpful, as there are great parts of M. Valley or anywhere.

                You'll need to find out which areas in each city are good, bad or middle. Also, things like a good school district and good schools within them will matter for your long term value of the home, even if you have no kids, because that's what other buyers look for and are willing to may more. You're probably best to find a local Realtor to help you in the target areas, unless you're willing to do tons of online & in person research yourself.

                Also, don't listen to the mantra that all Mello Roos (MR) on homes & areas are bad. Basically MR is just a "tax free" public bond used to finance the roads, utilities, parks, etc. for the project, neighborhood, etc. - which is usually at a lower interest rate than what the mortgage interest rate was & probably still is lower even now in the +/- 3% 30 year rate era. So instead of rolling the home building costs plus the roads/utilities etc. into your mortgage, they separate it into home building costs on the mortgage, and the rest as your share of the roads/utilities etc. on the MR bond. During the higher 5-7% Mortgage rate days this made even more sense since MRs were in the 1.5 - 3% range, and the homebuyer ultimately saved on their combined mortgage + MR monthly payment - compared to those with it all on your mortgage.

                Unfortunately, the MR Myth that they're bad is too often spread by unknowledgeable real estate agents & brokers, & even by the Realtors' Association - but they're dead wrong! Again, it depends on each area and each home, and what the MR vs Mortgage cost per month and interest rates for each. So do your homework and ask loads of questions, & don't be afraid to challenge an Agent/Broker if you doubt something.

                Also - depending on your work hours & where in Corona you work (& how long you plan to work there), you may find similar home values on the I-15 corridor south of Corona - a bit closer than Moreno, and possibly less traffic coming north & into Corona before the 91.

                    Hi,

                    Just want to introduce myself a bit. I'm a new owner (bought it from the original owner) of a 1987 325i cabrio Delphine. Super happy and excited to be a part of this group. Looking forward to be learning a lot from you guys.

                        General rant about all the "husslers" on facebook. Ripping rarer cars apart en masse is one thing, but most of them are the flakiest, laziest ******** ever. Pisses me off when you think you've scored some parts but then "my recycler paid me 40$" ends up being their priority over a community member.

                        related: im looking for getrag 260s to rebuild (or any older bmw manual). lmk if you've got any broken ones. ;D

                            Thanks for all the info! I've never heard of Mello Roos before. I'll look into it. My situation's fairly complicated; I'm taking care of my elderly mother, and we have a tenant staying with us at our place in Carson to help with our bills. But the tenant is leaving in August, so I'm taking that opportunity to move closer to work. I can't afford a house, which is why I started looking at a rental, but my sister will be helping me buy a house for us; she can front the down payment and I pay the mortgage. I'm new at this, so there's still much for me to learn.

                            When I worked at a shop, there was a guy in a truck who came around every once in a while... my advice is to contact a shop you know to see if they have a guy coming around their shop *shurgs*

                            I have a broken ZF that I need to fix for my swap. Are the internals that much different than the getrags?

                              If anyone would ******* sell me some transmissions, i could compare side by side and tell you exactly. But yes, ZF and getrags have much different internals.
