If you were to purchase all those seals, you would be spending $500 +

There's gotta be a better way..?

Do these seals need to be replaced, realistically?
      Or just the front seal?

      Or what..?

          I figure that's what I'll do, too...

But considering everything else has been ordered new (top, cables, tension straps), I want to know what should be done so that I won't have to mess with my top for another 5 years..

The front seal and the seal retainer are usually destroyed while removing. If you can remove them without tearing them up, they can be reused. The side seals can be reused if they are in good condition. They can be removed without damaging them. Keep in mind that the front seal runs half way down the door windows. If your front seal is bad, your top will leak where it meets the windshield or top of window.
