The rear main seal requires the tranny to be removed so it is a huge job just to replace that seal. Most people replace it when they do a clutch job and have to remove the tranny anyway. I would say that most likely you have a bad oil pan gasket. That is the source of a lot of oil leaks and a very neglected gasket as it can be a PITA to replace so most people don't. Your other leak is most likely the power steering res. hoses that need replacing. 90% of the cars I see have this problem!
