Am I screwed? Radiator

On my way to sell my car last night, after finally finding a buyer and agreeing on a price, my radiator decides to start leaking. Here is a pic of where its leaking from...



Im guessing radiator replacement.

I'd say yes. That's a very odd place to start leaking fluid and I bet radiator stop leak wouldn't do shit on that location.
