    yeah I live in a ~3600 sq ft "victorian" that's 250k. my parents live in a 3600 sq ft that is very nice, they've gutted the whole thing, and its only worth about 150-200k

    buffalo is cheap. I'm trying to spend 100k on a very nice place

        Holy shit, a $65k house? With a 2100 sq. ft. garage? I bought a house a couple years ago and it was 215k for a 1500 sq. ft. 3 bedroom on 1/3 of an acre. And the mortgage is still only 2/3 of the rent I was paying for an apartment in Seattle.

          I just got out of the southtowns! You guys can have WNY! Nothing but B.S. there. Economy and bad attitudes. Cheap houses but ridiculous taxes and government.

            cali taxes are worse.

            bad attitudes for those who carry them. good attitudes can net you a nice house, a great job, and a lady worth accompanying you

              dont try and sugarcoat it... Buffalo is boring. Most people here are really down on their city for whatever reason. The taxes are terrible.

                ^^^holy fuck NY is cheap.

                my parents' rental is 1/2 that size and twice the cost.

                and the house they live in now is bigger, but its 5x that much... damn.

                I live downtown seattle a block away from UW, and I pay 450.........for rent every month. damn.

                  ColdAccord, do you live in the Elmwood district? If he's talking about where I think he's talking about, I can assure you his house would go for $2mil and up somewhere like Chicago.

                  I bought in the city of Lockport, 30 mins north of Buffalo. I didn't buy in the city of Buffalo because well - I wanted a huge ass garage and no neighbors. It's right on the other side of the canal, but not in the sketchy section and not the sprawl area that most people associate with Lockport. (Although, while doing some research on the area and talking to folks who live there, the sketchy area consists of houses that are not kept up as well and people who are not white. So considering I lived in the deep west side for 2 years, thats like a suburban paradise.) The downtown area of Lockport is awesome. Walkable, historic, and tons of mom and pop type shops. It's got a small town feel in the form of a little city.

                  On one side of me is a vacant lot, other side is a moose lodge, across the street is a creek. So that means drum playing at all hours of the night and no complaints!

                  Those of you who are down on Buffalo - we're glad you left. I don't know the "most people here" you speak of, but all of my friends are quite happy to be here. Buffalo is having a rebirth. Yeah, it's slow and it's a long time coming, but I've toured all around the country with my band - and I'm very happy to come back to Buffalo each time. So, I'm not sugar coating anything. Do I like San Francisco better? Of course. Can I afford to live in San Francisco and live like I do? Not a chance in hell.

                  My rent is $1k a month for a 3 bedroom house with a two car garage on the outskirts of Buffalo. My mortgage is going to be $640 a month for a 10+ car garage and a 2 bedroom house. :-)

                  My bass player owns a house on the west side. The mortgage is $320 a month, and rents it out for $800 a month.

                  Buffalo is in the top 10 of arts cities in the country, it's got a lot of great colleges, an amazing medical research campus/complex that is world reknown, great architecture, and some of the best weather. Yeah, I said it!! For example, we've been enjoying 80+ and full sun temps all month. Summers are good, Fall and Spring are enjoyable and the winters are rough yes, but I like snow. And honestly, we don't even really get the most snow. Every once and a while we get freak storms that dump a couple feet on us which will happen when you live east of all the great lakes, which contribute to the snow rep.

                  Anyway, enough Buffalo rambling. I love it here. I'll wave to you sour puss Buffalo folks from my Baur. ;-)
