Kirkwood. It's fairly transitional, but my part of the neighborhood is pretty nice. A developer came in about 4 years ago and built @ 40 or so houses behind us, each valued at over 500k. Don't let it fool you though, it is still rough at times. I live about 4 miles from Downtown Atlanta proper. And even closer to the projects.
