Were paying for everyone who isnt banks, owners etc. For instance the water bill for the complex as a whole is lets say $10,000 a month. It is against the law to have H20 shut off to the complex. Since the development was originaly built as apartments everyone pays an equal part of the H2o bill since each unit does not have flow meters. So if only ten people are paying, they would pay $1000 each. The bill must be paid, so whoever is left foots the bill. Now, even if banks start paying we will never be reinburssed for the huge $1000 H2O bill we just paid. If we dont foot the bill the complex goes into what is called recievership. Then an attorney runs the HOA and makes everyone pay that still ownes. When this happens banks will no longer lend to prospective homebuyers. All purchases would need to be made by cash. If someone like me couldnt afford to pay my HOA fees but am current on the mortgage, the attorney could foreclose on the home, at which point the bank and the attorney for the HOA would fight over the condo and I would lose my condo. Its a really fucked up situation we and many other condo developments are in... basically we are being penalized for staying current. The best part is, some people have stopped paying their mortgage, are in the foreclosure process (which can take well over a year to go through the courts in FL because they are so backed up), not paying dues, and renting their units out and pocketing their rent checks from their tenants. Meanwhile their tenants use the pool, and enjoy all other perks while I pay for it!!! Best part we are not allowed to even talk to the tenants because it is against some law. Mother Fucker I am Pissed. I work my ass off, only to realize that 25% of my work is to pay bills that someone else isnt paying. One week out of every month I am working for HOA fees basically!! Thats just depresssing.
