    LV Homes

    This is more directed towards homeowners or potential homeowners. Has anyone looked into these? Seems like an inexpensive to build your own house if you know how to take the proper shortcuts. I'd be more interested in hearing from some of you that have built your own house or done extensive renovating to your existing house. I'm in the process of saving for my first mortgage and this seems like a great foundation to build upon.

    Modular is a better option IMO than something like that. those you have posted look like 2 Shipping containers stuck together with some fancy cladding and windows cut in.


    That said the link says they are 120 and Up a sq/ft to build, you can build a very nice SIP home, or very very up market Stick build conventional construction home for that kinda money. Really nice modular you are looking at 65-85 bucks a sq/ft some are closer to a 100 but you get the point.

      I would love to build my own house rather than buy one. I already have the blueprints for the house I want to build, it's the same house my grandparents built in California, I lived with them in it for about 6 years.

      And I'm with mrsleeve. I used to work in a plant that built modular homes, and they are actually really nice.

        With home prices the way they are, why on earth would you build something as a first time home buyer.

        I would assume those are also just like modulars in that they do not gain value, only the land it is built on does. While that makes no difference right now since nothing is gaining value, it will make a difference later on and during resale.

          can still build a house cheaper than it would cost to buy one in almost 80% of situations......now getting a home construction mortgage might be harder but....

            Exactly. It would be easy to get a home construction mortgage (with good credit) given you have a general contractor but idk how lucky I'll be with the route I want to go. I still have alot of construction carpenters from back in the day who understand housing blueprints like the scars on their fingers. they're willing to help me during building but idk how difficult it's gonna be with my bank to honor a loan on private construction. Inspector certification is a bitch. I've gotten printouts from the library that are fairly up to date to meet indiana housing codes, but some of it doesn't make any sense to me. Its actually alot more complicated than people assume.

              To get the construction loan you going to have to get a contractor (you can act as your own general) but its wise to get a good general contractor.

              Most banks are going to be very hesitant to loan a shit ton of money for a person with little to no experience in home construction. Wanting to build a 200k dollar home on nights and weekends for 140k.

                ^^ This. I used to set mod homes for a few years. I think this is one of the best options you can go with. We used to set a 4 box mods, roof and side them in one day. From start to finish you can be living in a mod home in a month. More than likely when we are ready to build our home, this will be the way we go.

                  200k? hells nah, lol. I'm to build a 90k-120k house for 60-65. Btw mr sleeve, I've actually considered doing the shipping container route! I've seen a few houses done that way and turn put really sick. They're DIRT cheap and can be stacked on top of one another. It's cheaper for most of the small companies in Japan to leave them here & build another one than to have it shipped back and reused so they sell for close to nothing(1200-3500) on the west coast. I'll see if I can find the old pick but I found one house built with them that is three story, with four containers, and has spiral stairs going straight through the center. the total cost of the house was $42,600.

                  I'm def gonna look into the modular homes though. thanks for the heads up guys.

                    Again the point remains that you are going to try and build a home of xxx value for xx on nights a week ends with little to no experience.

                    You see when you build a home, you get a loan for just that a construction loan. Its loaned at a higher interest rate than you end mortgage which is what you would convert to an pay off the construction loan. Its a short term loan normally 5-8 months paid out in installments (or draws) as you reach cretin points of completion . You working alone for the most part on nights a weeks ends wont get it done in that time thats why you wont get the loan.

                    You live in the north heating costs on a shipping container would be fucking outta sight in the winter time and a damm sauna in the summer.

                    Really if your dead set on building from the ground Up Look into SIP/ Structural Insulated Panels. When we build our house at some point, thats what I will be building with

                        Pre-fab construction

                        Look at Dwell magazine. They have articles on Pre-fabs and these are architects and professional who support this type of construction. If I was going to do it on bare land I would go that route (and use steel).
