Deflamation of character yes, but I think only if proven false, so not in this case.
Politicians often sue someone for deflamation, but usually based on speculative accusations.
So the things I've proposed so far are not illegal, bordeline maybe. But they can't refuse to pay because I told someone a true fact.
Except the rape. That would be the most expensive rape in history.

What do the local laws say about booting a tenant for non-payment? Do they have anything of value inside the property that you could take possession of?

Most times, people run out of excuses and simply leave, leaving you with everything that was on the property. A friend of mine who owns a a repair shop ended up with several storage lifts and various machines after the tenant couldn't pay his rent and left after being behind 6 months.

Its obviously not ideal, but in the end my buddy ended up with more than they were behind in rent to him, so he won out.
