You want to run a little experiement on CL with your roommate ad? Here's what you do (a friend of mine did this for shits & grins).

Write out two different ads - just make sure there are no similarities in the wording. Once you're done with that, take one of the ads and add "gay friendly" into it.

When my friend did this, the gay friendly ad got over 30 replies. The other ad, 4 replies :o

i was thinking along the lines of establishing residence, sue for injuries incurred in the house, ETC or something along those lines.

All BS.....you're interested in finding a roommate, not hearing life story after life story. The reply should be no more complicated than this....

"I'm interested in learning more about the roommate ad you ran on CL. Are utilities included? What about on-site laundry? Small pets ok? Please call me so we can discuss this in detail. My cell is 555.1212."

No more complicated than that. Everything else is a scam.

They want to get you to cash the deposit check they send you and then give them some money back or something like that. Then the check will turn out to be a fake and you'll get stuck paying it back.

Tell them its $15,350 a month for rent and $4500 for utilities. I guarantee they'll say ok and blah blah blah.

Often you can tell if they didn't even read your ad. I'm sure you said the price in the ad and there all asked for it.
