Non Driving? I drive 6-10 events a year and sometimes more. This year was less while building the house and outfitting it with new appliances and furniture.

Ah, yes, the starter home. Why buy an older house in the high end old money neighborhood, when you can buy a pre-fab assembly line house that is built on a lot the size of my garage. Those neighborhoods are what we like to call in the biz "foreclosure farms". I bought my first home on an older street in the good long established neighborhood. Doubled my money in 5 years - before the real estate bubble/boom.
