Couple tips on new seals
1) On the OD of the seal, smear a thin layer of good gasket sealer (I like Dirko).
2) On the ID of the seal, run a smear of good synthetic wheel bearing grease.
3) When seating the seal, try to run it in a slightly different position along the shaft. There is a wear ridge that happens over time and if you put the new seal directly over that ridge it'll leak much more quickly.
I'd also run a very thin smear of dirko on the gasket.
