    Excellent work! Love seeing stuff like this, I'm over on garage journal quite often as I enjoy seeing project/build threads. If you've got any other before and afters of your previous or future work, post 'em up, I'm sure I'm not the only one on here who appreciates and admires good, quality craftsmanship :)

          HA, I was going to mention something about the non-functional columns. Must be a Texas thing?

          Looks really good, I can see you spent a little on the bathrooms, which is a huge selling part of houses.

          How much of the work do you personally do, and how much do you sub contract out?

              every day i am not out on the road with my real job, i am there pounding nails. i put in all the trim and hung all the doors myself. i put in all the cabinets as well as the wainscot on the dining room wall. plus, there were a thousand other things that i did to keep the project moving along. electrical, plumbing, framing....lots and lots of demo.

              we had a lot of bad luck with contractors this time. i had to fire several. some jobs we had to fire contractors 2 or 3 times for the same job. the guy i normally use was unfortunately unavailable for this project. i am amazed at how retarded and lazy so many trades people are nowadays. unfortunately, this has really tainted my view of a certain socio economic...group.

              this house took 8 weeks to complete. that is really bad for us. normally we are done in 5 or 6.

                    wow, that is a incredible job! This would be like a $800-950K home here in seattle!

                        I'm currently coming down the home stretch on mine. It's a cool old 1925 cottage that sat abandoned for a while in a very rough part of town. I am about to the finishing work stage and paint then on the market. It still looks incredibly rough and frightening now but it is soon to be returned to its former charm. Hopeful to be on the market in three weeks.

                          That's a lot of grey. Looks heaps better than it did before, but it's a bit "sterile" for me.

                            Agreed. Seems to be the trend lately, and I gotta say I don't care for it. Too sterile, too 'safe' ie, boring. I wouldn't have covered up the wood floors either unless there was a reason to do so.

                            Overall though, definitely an improvement. Good luck with the sale. I'm sure the neighbors are happy too.

                              He wants the house to appeal to the larger market. Taste is subjective; safe is a good bet when it comes to the aesthetics of a house you want to sell quickly.
