That ETA is very clean car. It does need a mild drop and rims.

belt plus water pump plus thermostat while you're at it plus coolant plus labor cost?
        $450-500 about right

I live in Phoenix and there have seen very few 325i 5 speeds for sale I bought mine for $3000 I wish I could of Got it cheaper but there were several other people interested in it

I would go for the ES even though it looks to be pristine the timing Belt and non working a/c would cost a decent amount to fix although at least it has cloth leather and no a/c would be awful

If you're going to have a shop work on it, what's the point in owning one. Thats all the fun!

Dont sweat the eta thing. A swap could always be done later after you get used to driving and wrenching on it. My E was still fun to drive, its not like the 2.5 makes that much more power.

x2... OP I don't think you got overly excited, the E car appears very clean and I'd much rather start with a clean 2-owner car than one with a swap of unknown provenience. Clean E30's are becoming rarer and rarer, if you want insight into future values, take a look into the 2002 market.
