An e30 is an e30 so if you have a good body, interior, and the suspension is in good order then get it you could always drop what ever motor you want in there.
I would vote "No". E30's are cheap enough right now that you really dont have to buy one unless it is the one you want. The timing chain needs to be "reset" eh? A properly rebuilt motor should have a properly set timing chain. The fact that the timing chain is off would make me question the repairs to the rest of the car.

She is looking for reliable transportation that wont turn into a $10k project that isnt driveable for months. I dont think she wants to dive in and do a motor swap on an '84 318. Even if she did, a 318 would be the most worthless car to start with ie. it would take the most money to make it right.
And WTF is this 81-91 crap ???
US got the e30 from model years 84-91.(mainly but we all know the verts carried over a bit)
I also second questioniong the rest of the "rebuild" if the chain is off .
If you seriously want a beater crapped out E30 then I can sell you a good running 86 325e Eta 2-door 5-spd with cold A/C and fresh paint for around $1.5k .
Outside will be nice but the inside could use some love .
