Congrats, Andy. Very nice looking house. I just bought my first house in September. You know, I thought once I had a house with a garage, I can start getting some stuff done on the bimmer...wrong. It just means you have other projects that are more important, so your car just sits. But house parts are a hell of a lot cheaper than BMW parts. :)

No, high return mutual funds are a great investment. Housing has always been seen as a low return yield with questionable results. It's only been in the last few years with the ridiculous bubble that housing has become a "boom" investment. Frankly however, I'd say that bubble is about to pop. Housing prices have skyrocketed to the point where they are unsustainable, and with interest rates going up every quarter or so, something is going to give.

1999-2002 was a great time to get into real estate, anything after that and closer to the present day becomes more and more of a slot machine pull.

stop beating up on the kiddies Charlie....especially not this one.....he's special

but mutual funds won't have you stop having to pay rent, even if they are higher yield. stable or not in people's eyes, at least you are building equity and paying finance expense, not rent any longer.

True, but most rental contracts don't tie you in for 30 years (or 40 now as seems to be the popular term) when you're in your 20's

So if you are a baller, get a 15 year mortgage with lower rates but higher payments.
