    Renting a Residential Garage

    Ever since picking up my near mint 02, I can't justify leaving it outside under a cover so I started looking for a garage to store it in/work on it. I thought of renting a storage unit but most of them in my area don't allow you to work on your car while it's in it and don't have 24/7 access etc.

    So I decided to keep my eye out for a residential detached 1 or two car garage.

    My ideal criteria was that I wanted:

    Open access to the driveway to pull it in and out whenever I needed.
    For it to be in a safe and quiet neighborhood off of any main streets.
    Somewhat far from the owner's house.
    For the owner to have a laid back personality.
    For it to be cool with the owner that I have a couple friends over to work on the car provided that we are understandably quiet.
    And to pay 100-150 a month to be able to have this luxury.

    So the other day while driving to work I found exactly that ^.

    it's a two car garage to the side of the property with open access to it and the garage doors don't face any street which gives me a piece of mind when I have the doors open exposing all my tools etc.

    I basically knocked on the door and asked if they aren't using their garage, if they ever considered renting it out. The lady (old lady living alone) understood right off the bat and said sure. She then walked me over to the garage to show me around. It has some junk in it but I offered to organize everything and consolidate it which will probably only take up about a quarter of the two car garage which leaves me with plenty of space for what I need it for.

    We verbally on a price, payment date, and when I'll be taking my car there. And that was that, I got her phone number and left.

    Has anyone ever done this? Is there anything you think I should be worried about? is there anything you would be worried about? Can you suggest doing something in addition to cover my own ass if anything goes wrong?

    I can use some of your opinions.

    I've thought about getting one of those lease agreement forms from staples or something but I'm afraid that would scare her off.

    Make some sort of contract for the agreement, she shouldn't get scared away by that because it will cover both ends of the deal. That should cover your ass for the most part.

      Be sure to work out the electricity situation. It would suck for her to change her mind after she sees her utility bill double.

        This. Also, you may want to figure out a way to keep it secured. You don't want her rifling through your things on a whim.

          I would definitely have something legal written up to prove you and your stuff are allowed to be there and have in writing the money amounts agreed upon. You'd hate for something crazy to happen and her ending up getting the rights to all your stuff on her property. You also don't want to be in the middle of a job where the car can't move and her decide its time for you to go.

            Be very careful and make sure you have full coverage insurance. I have heard so many horror stories from people renting these type of garages from people. Whos to say her kid needs cash and he could easily get your car running and drive it out of there and part it out? Im talking worst case scenario here but you have to think about it. I mean, If it were a beat e30 on blocks you are working on, there is little chance that anyone would have the energy or even where with all to know it is worth anything. You put a running mint 02 in there and you are dangling a payday for someone.

            Having things stolen from you is one of the worst feelings so just do your research and lock that baby up nice and tight. Get a gps that you can check anytime to see where it is.

              This is great, because I was actually starting to look at residential garages yesterday to store my E34 touring and my friend's Audi Quattro. Will keep an eye on this thread.

                I'm surprised you can't find a commercial or other type of garage. My buddy snagged a 15' x 30' garage for $150/month. They're out there you just gotta know what to look for.

                  With the contract you may also need to consider any insurance implications for the car and the house.

                    checklist for contract should include;

                    insurance (your coverage, her coverage)
                    electrical usage/billing
                    monthly billing
                    hours/usage terms
                    some kind of 'mutual respect' clause


                    maybe you'll develop a friendship too. ask her about her life, her loved ones, the things she likes to do.. go out to dinner together, take her for a drive in the 02. building a relationship will undoubtedly help build the trust between you two and help any future issues get sorted out amicably and with a shared respect.


                    also, lock your shit up and get a lojack just incase neighborhood punks feel like taking advantage of you and the lady.

                          I did this same thing. Wanted to build a car and didn't have enough space. Went door to door in my neighborhood, eventually someone rented me their two story two bay barn and let me run an extension cord from their house. It was a COLD winter though! I paid $65/month for over a year and it was a bargain. We had no contract and there were no issues but I trusted the guy.

                            I prefer a "hobby" work space. People are usually more tolerate of you working in there rather than a place someone thinks they are renting out as storage then you start working away on something in there. They are out there, I couldn't wait for the right one tho, so I rented a 1400 sq ft commercial shop to dick around in.

                              im in serious need of something like this. i have actually been thinking of trying to find a place with a roof over my head to to turn wrenches, rather than working in my tiny front yard in town.
