I have a conundrum here.
I'm 6 months into a year long lease with 4 other room mates @ a house. Our landlord said that there's a $300 dog deposit.
Me: no dogs
Room mate 2: she has a dog, takes it with her where ever she goes and she's never home.
Room mate 3: watched his parents dog for one week
Room mate 4: just moved in and has a dog
Room mate 5: Has 2 dogs over 3-5 days at a time with perhaps 1-3 days break at a time. One of those dogs is his GF's and of course she stays over as much as her dog does. Her dog is there 75% of time out of the month.
We've been skirting on the issue and been living without paying the deposit for the last 6 months. Room mate 5 is about to move out, by October, because his GF doesn't like it. She's like Wormtongue.
Our landlord came by today and gave us ample notice and time to pick up the dog shit in the backyard. Of course they didn't do that. Most of the dog shit was room mate #5's GF's dog's shit (enough ''''?) with the other being room mate #4's. I hid dog #4 but didn't realize #5 GF's dog was there. After the landlord saw all the dog shit in the yard and dog #5 just walking around, he demanded that we payed deposit.
I texted both room mate 4,5 that they both need to split the deposit. #5 refuses to pay anything because he claims that he doesn't want to put anymore money into a house that he's on his way out of plus I think room mate #4 doesn't want conflict and is willing to swallow the $300.
My question is what is the proper resolution of conflict?
My idea was just the dog deposit being split between the two people who have and will have their dogs here the most. (#4,5) Have the dog deposit seperate from the rest of the house deposit. In the end what ever is left will be split between the 2. Room mate #5 has lived here for 6 months with 2 dogs without paying anything. All of a sudden the landlord sees his GF's dog and it's shit all over and demands a deposit. So it would be fair that room mate #4 would pay the other half for the next 6 months.
