Spent 4 hours last night writing a letter of explanation for the foreclosure. The loan officer said it didn't have to be anything special, just a quick explanation.
But, I decide to look at it as an opportunity to sell myself to the underwriter. I took the opportunity to explain what happened, as well as what I've been doing since to ensure that it doesn't happen again.
I'm golden if we can get the 80-15-5.
The 80-10-10 would require me to ask for help from the seller with closing fees, and possibly some phone calls to family members (which I absolutely do NOT want to do.)
