    Question about renting, legal issue... landord failure to repair problem

    I've been renting a house in PA since December. I rent through a rental agency, but the owner lives across the street. He's a nice guy and has reacted very quickly to all issues I've reported to date (wiring, plumbing, florescent bulb ballasts, etc... shit I don't mind doing, but that I don't want to pay for if I don't have to).

    Just over a month ago, the upstairs A/C took a shit and I called the next day to report it. The agency had an independent company come out to diagnose the issue the next day (it's a fucking window A/C unit, built and sealed into the wall, it just needs replaced, the compressor is bad). They just left a note on the door saying the unit is bad. No shit, I knew that...

    So since then, I've called the rental agency once a week or so to track the progress. I get a runaround, saying they are passing the estimate to the owner, waiting for response, blah blah blah...

    I have been sleeping on my sofa, downstairs, for the past month, which is cool by me, but not with the girl. It's getting ridiculous. What can I do to, A., make them fix it yesterday or, B., Replace the unit myself in 10 minutes and make them pay for it?

    It's under my contract that they are responsible for that appliance...



    Details/Cliffs notes: House in PA that I rent, A/C stopped working one month ago, need it fixed now, what are my options?

    simple. go to the root and go confront the owner face to face across the street. super easy.

      You do have rental rights, and repairs are to be made by landlord. You must document this as in send certified letters and get them returned receipt so you have who signed for them. Just state your claim and whats wrong and tell them that it needs to be fixed per contract. Someone can chime in better than I but there is a time limit. Then you can break your lease, with out any repercussions. Such as a fee for breaking lease and any deposit would be refunded. But I know you must put them on formal notice. Wish I could help more.
