    It was built in 1952, but totally remodeled recently. Looks fantastic from the pics. Full privacy fenced in backyard, two car garage, city water, but also has a well for washing cars and doing other bullshit water wasting things.

    I've got a hefty down payment together, along with my credit, which I've been very good about, I can qualify for pretty much whatever loan type I want.

    The one we're looking at now is a 1469sqft, 3br, 2ba on just under a half acre wooded lot. Has a shit ton of deck space too.



    Interior looks cool too. New roof and staining. I'd clear out a few trees in the back and fence it up, but otherwise it's very private.

      I totally understand wanting to move to get away from neighbours! Mine aren't as bad as yours, but they HATE that I work on old cars. I live in a condo townhouse and it's technically against the rules, so anytime I do shit they report me and I get a letter.

      I never thought I would own my own house and still get told what I can and can't do by old waffleswaffleswaffleswaffless!

      Oh and every time I wash my car they say "are you going to wash mine next!" and they think it's soooooo funnnnnny! EVERY TIME!!!

        Haha! I used to do that shit at my apartment in PA. I tore down a Yamaha XJ650 on my back deck once, had it there for like two months, and they called my parents in VA, instead of me. I was like REALLY?

        Here you have to be careful or you'll move in next to a compound full of social degenerates. That's what we get for having Hershey, Mckee (Little Debbie) factories, Target distribution center, etc, all factories. Where we're living now it a subdivision that was thrown up in the 60s when the factories moved to town, so they're just cracker boxes that get passed down in the family as each one goes to work at the same factory their grandfather worked in.

        I truly think my current neighbors are jelly of the driveway full of German steel and English aluminium. They called the cops on a fried of mine who has an e30 because it was too loud. :/ Yet they have a loud Chebby truck and Plymouth...GTX, I think, which he love to revv up until like 11PM.

        Anywho, enough ranting. We're getting the F outta that place.

          defaultName, you should check out my thread with my HOA issues and working on my car.

          They specifically added a rule to the rule book saying you cannot work on cars because of me. Silly they can tell me what to do inside my own garage.

            See, I have no down payment. But I have a good job. I just got out of school and am trying to take advantage of the low home prices. I was looking to get into a USDA loan. That would require no down payment, plus if the house appraises for more than the purchase price (which it will) then I can include all my closing costs as well. So I would essentially have to pay nothing out of pocket to get into the place. I will have to pay mortgage insurance until 20% of the loan is covered though.

            I will have to look into this lending tree business. The way the guy at the bank talks, as soon as my credit card payment goes through and he can get any kind of credit score to go through, I should be good. I'm just worried about the place I have picked out getting sold before then.

              In my area, I'm seeing a HUGE difference in homes in my price range. $138k and below are dumps. $139k and up are fantastic. It's nuts, really. Interest rates are creeping up to. In the last month they've gone up about 1%.

              Anything under $110k is a real disaster. Shit, we were going to check out on that was 1.5 acres, 3br, 2ba, etc....it wasn't bad, but the floor joists are sagging and it needs a roof. Asking $129,900. It was an add on to a smaller house, an had simple bizarre wood paneling EVERYWHERE. If it wasn't for the floors, and shady add on BS, I'd be all over it for that land. I love land.

                It sounds like houses in your area that cost $130k would cost about $90k where I am. The house I am looking at is on a half acre corner lot. 1700 square foot. 3br/2ba. Great structural shape but needs cosmetic updates and maintenance. Built in '78. They are asking $97,500.

                  I've seen doublewides asking over $135k here. Gotta be careful and watch for manufactured homes. They're prolific here, and they do a damn good job making them look legit.

                    I am so jealous of such low house prices. We are paying $1,400/month rent for a 1 bedroom apt. It was listed for $189,000 to buy when we were looking at it and had a lot of people interested in it.

                      Trailer houses are called 'trouse' around here. The property taxes are much lower too, so many people retire in them.


                      Just got back from an inspection on a hobbit house built into the side of a mountain. The rooftop gardens were leaking a bit because the plants had grown over the flashing around the edges. A quick fix.

                      We like engineering the odd ones~ They are much more fun than the 'matchbox' stick built, but usually are hard to compare in value.

                      I ended up buying a place in town for about 140k- worth it because I can rent it out for more than the mortgage if I ever decide to move. It has parking for maybe 6 cars in town which is odd- it was a bit overpriced and run down but that fact alone makes it way worth it. I could sell parking spots for $300 a semester if times got hard. Neighbors are all a bit off too which is odd for in town- but I am close enough to campus that nearly all the houses are student rentals and they are usually more an issue than me revving diesel trucks at 11pm.

                      If you can pinch a house for around, or less than, $100 a square foot you probably couldn't build it for that much. If I can get my finances right again and rent this one out, I will just build one of these on a few acres close to town: http://www.alansfactoryoutlet.com/2-story-sheds/

                      Just get a little 24x48 for about 32k if you are rolling in $$, or a 12x24 for about 10k. They finance usually too. Finish out and sleep in the loft- garage party downstairs. Life is hard in the woods.

                      Or just get a 60'x40'x14' metal buildings for an amazing 16k + concrete. plenty of room in there to race all kinds of things. Just don't tell the building inspector you sleep in there, of course.

                      Ninja edit- you can also find 16x32 barn kits for around 10k if you want to diy. Add some porchroofs off the sides, and a 3' kneewall on the loft upstairs and tadaa camping in style.

                          Those house prices are way lower than where I live now which has gotten pretty crowded in the past decade. The houses above would be around 200k where I am.

                          I'm 24 and bought my current house just over a year ago. It's awesome having the freedom of your own house and yard. Sort of like when you turn driving age and get your own car and have that freedom to go places, it's like that all over again but with the place you live and being able to do what you want there.

                          And to you and everyone else, i'm sure you already know this but it's worth repeating.. never buy a house with a HOA! (homeowners association)
                          I've heard too many bad stories of what could and does happen.. even if people say it's not very active, doesn't matter, that could completely change and they have the ability to take away most of the freedoms you get from owning your own house.

                            Exactly. The houses in the HOA neighborhoods around here are all like $300k+, so no worries. Honestly, there is only one HOA neighborhood in my area that I know of. They're the nutty kind that say your grass has to be a certain height.

                            Google mapping it, neighbors in this neighborhood don't look too bad. The house next to it looks a little rednecky, but this house's lot is all wooded, so a dark stained privacy fence will remedy that. Other neighbor looks pretty good. All the houses around this one are $170+. Also, it's technically in the George Washington National Forest, if maps is to be trusted.....so we'll see how that pans out....

                              I thought about buying a house to rent. I'll probablyy end up doing it.

                              Me being 24 as well, I can't buy a home for myself as I dunno if I wan't my small family to stay here in dallas. It's headed toward that directin though.

                              Keep it on the DL but I have access to properties that are pre-forclosed. Send me a zip and I can send you a list.

                              Also, look for "by owner" homes as they tend to be well kept and way more negotiable.

                              Also, I would recommend finding a double wide or a single wide and putting it on your property and then build your house as you go.

                              I bought a double wide for my land in La for $1900 transported from a guy who bought the land the house was on. He just wanted the land to be cleared. I also took the propane tank as well. After septic, water, and electricity I was at $7000 total. I lease it out for $600 since I live in dallas.
                              Anyway, what I'm doing is developing a garage blue print and on top will be a 2bed 2bath apartment. Can't wait to find a contractor!

                              I get to stay in my double wide while I build a house is my point..

                                Lil update.

                                We got it for $138k. Getting a home inspection scheduled, if everything pans out we should be in it the end of July.

                                Totally stoked. I just wanna be a total, blatant asshole to my neighbors now. Really wanna throw a loud party the last night we're there, then just leave in the middle of the night.
