Just an empty hole really for now. May make half into a garage but for now it'll remain unfinished. HVAC and water heater etc will live down there.

Switch the coat closet to over the stairs (or in the corner), move the door away from the corner, add another side light to the door. You may even want to have a closet from the corner, next to the front door, all the way to the stairs' door corner. Larger kitchen pantry, with two regular interior doors, French style, automatic light fixture switch too. Where is a washing machine?Comment

Noticed I forgot to put doors on a couple of closets. DOOP.
Laundry, water heater, furnace, etc all down stairs.
Down the horizontal center line of the house will be a vaulted ceiling, so I want to incorporate some skylights over the living room/kitchen. Also added windows to the bedrooms as I hate hate hate a house with no end windows. Looks awkward to have just a big wall of siding.

Vaulted Trusses, yes. I like your idea of just half. Might look at vaulting just your bedroom too, as long as you are vaulting.
Move that pantry to a wall. The Garage door can be moved.
If not a stove top in the larger island, a small sink works great. This makes it a second prep area.
I hate it when stairways take up so much space. They have to go somewhere. You can at least put a landing downstairs and shorten it up. It could go to the corner and take up a lot less of your floor plan. Basement stairs do not belong in the entry.
Still hating on that second bathroom. With a full basement like that you can run plumbing anywhere without effecting the cost too much.
If you move the second bathroom you can put the stairs at the end of the hallway.
Make sure you plan your basement tall enough, with all that heating and plumbing.
A tall basement helps with the height needed to create a landing for your stairs.
I dig the location, all those trees. Slope will likely determine where your leach lines run.

So, just a little update....
I'm still playing with plans, etc, but out piece of shit neighbors here are getting on our nerves. Thus, we're looking into just buying a place for now, until our little girl is ready for school (5 years). By then we can have something built. I just can not deal with these assholes next door anymore. Also, the GF has found a neat little place that would be perfect, for now, and the mortgage, on a bigger house, with bigger yard, and a two car garage, would be less than our rent now..... so yeah.
Still waffling around though. I just can't get these plans drawn up in a way where I'm totally happy with the outcome. :/1974.5 Jensen Healey : 2003 330i/5Comment
