    Just an empty hole really for now. May make half into a garage but for now it'll remain unfinished. HVAC and water heater etc will live down there.

      Hmmm you should change that! Do like a game room, or a chill room for weekends. Maybe a bar room? What about an office (where are you going to be able to browse your beloved forum?? :crazy: ) ?

        Lol eventually. Finished basements mean more in property tax. Ill leave it for now and finish it later. Thinking like a glass wall with a garage on one side for the e30 and the other side being my mancave

            Consider a stone patio instead of an expensive deck. Basement mechanical/laundry room I'm guessing. I like water services under a home. Looking much better already Slammo!I personally would like to see some more ideas on building a good, economical, and comfortable home. :)

              Thinking of swapping the fridge and pantry. Stove to the island. Would like to push the garage out a bit for a larger kitchen/more counter storage space (one thing we struggle with now...we have one drawer in out kitchen). Maybe even separate the garage from the house a bit with a long pantry in between.

              Noticed I forgot to put doors on a couple of closets. DOOP.

              Laundry, water heater, furnace, etc all down stairs.

              Down the horizontal center line of the house will be a vaulted ceiling, so I want to incorporate some skylights over the living room/kitchen. Also added windows to the bedrooms as I hate hate hate a house with no end windows. Looks awkward to have just a big wall of siding.

              Also considering doing a mirror image of these plans. Just to be different.

                  Yes, off the back. Eventually to be screened in. Will have access through the basement to the back yard as well, so it'll be a tall deck.

                      Should move the closet. IDK what I was thinking.

                      Master is 13' 6" x 16'. Probably will grow a bit as we want to expand the whole house by 4' in each direction.

                        So much better! Now you got it goin' on.
                        Vaulted Trusses, yes. I like your idea of just half. Might look at vaulting just your bedroom too, as long as you are vaulting.
                        Move that pantry to a wall. The Garage door can be moved.
                        If not a stove top in the larger island, a small sink works great. This makes it a second prep area.
                        I hate it when stairways take up so much space. They have to go somewhere. You can at least put a landing downstairs and shorten it up. It could go to the corner and take up a lot less of your floor plan. Basement stairs do not belong in the entry.
                        Still hating on that second bathroom. With a full basement like that you can run plumbing anywhere without effecting the cost too much.
                        If you move the second bathroom you can put the stairs at the end of the hallway.
                        Make sure you plan your basement tall enough, with all that heating and plumbing.
                        A tall basement helps with the height needed to create a landing for your stairs.
                        I dig the location, all those trees. Slope will likely determine where your leach lines run.

                          Hopefully this weekend I get some time to play with the plans again. Wednesday I'm planning on going around to get some estimates from builders/suppliers. Great thing with being me is everyone in the construction industry here knows or worked with my brother or my GF's step dad. ^_^

                              So, just a little update....

                              I'm still playing with plans, etc, but out piece of shit neighbors here are getting on our nerves. Thus, we're looking into just buying a place for now, until our little girl is ready for school (5 years). By then we can have something built. I just can not deal with these assholes next door anymore. Also, the GF has found a neat little place that would be perfect, for now, and the mortgage, on a bigger house, with bigger yard, and a two car garage, would be less than our rent now..... so yeah.

                              Still waffling around though. I just can't get these plans drawn up in a way where I'm totally happy with the outcome. :/
