    Sounds good. It should really take you a good chunk of time, like 5 years to really realize what you want in a house. I've spent the past 3 years trying to decide on what the log cabin is gonna be like, and I think I've had it figured out, then started back at ground zero about 4 times now. The most important thing is, since you'll want this to be your spot for life, or almost as long as life could be, you'll need to plan for the things you don't even know you want or need yet.

      Which direction is the hill facing? North south east west? Passive solar design should be a must, practically idiot proof. South facing windows will eves length idealized for your latitude, you'll save so much money on heating over the life of the home that it is a no brainer. Basically large south facing windows, deep rooms for the longer light of winter to still hit floor

          Dogs and them being white trash and trying to be neighborhood tsars. They don't like my dog because apparently she ran at them. A) She is in a fence in yard. B ) she is a huge baby.           On the flip side, every time I go outside to mow, their Rottweiler is all up on the fence barking, growling, and snapping at me.

          Also they have a staring problem. Anytime I go outside, they sit and stare. All of them. The whole clan. I think they're jelly of the driveway of BMWs and a Land Rover (Seriously, I have 4 BMWs and one Rover), but seriously, it's creepy.

          They're also dicks. I had my GSD out pooing and the neighbor was in his back yard and started cussing and throwing a fit because she barked.

          Anywho, found a cool house I'm hopefully going to look at soon. No close neighbors and a privacy fenced in back yard. Payment will be less than what we're paying in rent...and that's at asking price.

          Fingers crossed.

                LOOL, both dogs are girls, and mine was "fixed" (unfortunately) by the PO.

                Besides, I found this 3br, 2ba, 1200sqft gem sitting on a half acre with a two car garage, privacy fenced in back yard. $139,900 asking.



                Going to the bank tomorrow.

                    Not really a hearing thing where we are at now. Guy is just a dick and I think he's had bad run ins with GSDs.....particularly the law enforcement kind.

                    Privacy fence is exactly what we need.

                      So, we're hopefully going to go through the place tomorrow after work. Listed at $139,900, I'm good for $140k, so after talking them down, etc, I'll be golden, and under what we're paying in rent for a 60's crackerbox with shitty neighbors.

                      I SO EXCITE. You know there will be a party if this goes through....

                          Haha, that's what I hear.

                          That house above went under contract. We're still looking, but crossing our fingers the buyers can't pony up as we're prepared to slam full asking price, that is after a thorough home inspection and checking it out ourselves.

                          Mean while we're going to walk through one, if not two houses today after work. I'm on board for the one, but have to kind of "sell" it to the missus. We'll see after she gets to see the inside.

                            I'm too lazy to read the thread and just wanted to say waffleswaffleswaffleswaffles an HOA. You live in middle-of-waffleswaffleswaffleswaffles, VA so I can't imagine too many neighborhoods being dictated by land barons.

                              1200 square feet for $139k? How old is it? Home prices seem to be a bit different where you are. I'm trying to make an offer on a similar property. But I have no credit score yet so the bank won't even talk to me....
