help! organizing evidence for small claims

    help! organizing evidence for small claims

    i'm going to seek professional advice and i realize a car forum is a stupid place to query, but i need to start organizing SOMEWHERE as i have never attempted small claims before.

    i'm trying to put together evidence for a court case involving a landlord/tenant dispute in which i am the plaintiff. in short, the tenant left early and subletted the property against my direct permission to a group of friends who trashed the house. the last month of rent was bailed on, and the damages exceeded the deposit value.

    my three premises are:

    1) i keep the deposit for willful and deliberate breach of contract
    2) owed damages not considered wear/tear
    3) unpaid month's rent

    i'm trying to be fair, but at the same time i gave the tenant plenty of leeway throughout the lease period and am not happy my four-year old house became a cigarette/beer can dispensary.

    most of my evidence is in the form of emails, pictures, and receipts, as well as some documents carelessly left behind in the trash.

    how can i go about preparing emails in a format that is presentable in a court of law? do pictures need to be timestamped or will photocopies suffice?

    i know some of you have to have gone through this in the past, and i want to have things well-sorted before i take it to our law school for counseling/revision.

      Actually, if you print the email in the presence of a Notary and have them stamp the prints, that may be enough to authenticate.

        i went to the law school and had them counsel me on how to go about everything. i'm pretty nervous because i have never attempted anything like this before. burden of proof is not an easy thing to bear.
