    Yes! Loving the suggestions!

    Going to def look into doing an island. Love open plans. Brother is open to tweaking, etc. Already have a gas fireplace in mind for the living room. House will grow by 4' each way, so bedrooms, etc will be bigger.

    Def into windows, etc. Love natural light. I hate hate hate lights being left on, etc. I'm a big time utility Nazi. I try to beat my last bill on utilities each month.

    It's going to be in a heavily wooded evergreen forest of sorts. Here's a rough drawing, not to scale at all, of where I want to put it.

    Green is the hill crest.
    Blue is the low spot.
    Grey is the driveway.
    Yellow is my parents property boundary.
    Orange will be my lot.
    Red is the house (roughly), bold red is the front, facing East.

      In my pic, if you look at the top right my parents house is there. There is a long pole barn to the left. It has a lift, lol.


      Not saying I may not put one in the house later, but I'd build a detached garage for it.

          It sure is, I'm a morning guy so share breakfast with local birds from Lanai,
          cocktails at sunset when family comes to visit.

          Lanais floor it's 14 tiles long (18"s x 18"s) so arranged them into 14 hues, from greenest Waimanalo Bay to ones with most brown, placed brightes by entrance morphing them towards livinroom's brown wooden floor., used all glass (restaurant door) to separate/secure area for seamless effect.

          I'm on Waialei Iki ridge, Sony open, whale watching and Hiltons friday nights fireworks are viewable.

          Yup, Hawaii it's beutiful, had the privilage of receiving the "breath of life" twice, very sincere and warm people, it takes me back to my early chieldhood., Aloha.

Casement windows are badass. http://www.nationwidewindow.com/pub/...entWindows.jpg If you build the overhangs large enough, you may be able to forego gutters. Glad you are choosing not to build on the absolute top of the hill. Good luck!

                    Been dicking with the plans on Sketchup. Basic rundown:

                    Deleted upstairs laundry room, moved bedroom over, then put stairwell between bedroom and foyer.

                    Made bar in kitchen into an island.

                    Added fireplace to living room.

                    Removed water heater from guest bathroom (to go downstairs), made master bath bigger by moving wall down. Added his and her sinks, etc.

                    Still deciding on what to do with the garage, dining room, etc. Really want to open the whole house up. Probably going to get some paper and sketch the interior up one night by hand. May try to do the basement in Sketchup tonight.

                                Probably below. My brother was talking about getting everything trenched, etc.

                                Probably myself and my brother, maybe with a friend of his. He said he may fly out here to frame up a house and spend some with the family this Summer.

                                Nope. Not anytime down the road either. Another reason to be close, I already fix shit at their house all the time, so may as well be able to walk there than drive.
