Mike, do you REALLY want to tie yourself to a house at the ripe old age of 18? Don't you have plans and ambitions that could bring you away from your city? Don't you want to go to college so you can "rake in" more than $2,500 a month?

At 18 with even a good amount of money invested/in savings, I'd be afraid of what could go wrong with an income that small. You lose a room mate, you lose your job (I wouldn't count on huge job security at 18), what would you do? Make your mom make the mortage payments? I assume she is co-signing for you.

I'm graduating college in 2 months and I am happy to rent for a few more years. I certainly can't afford a mortage but even if I could, I'm not ready to take on that responsibility or tie myself to that one place just yet.
    thank you for being courteous.

and yes, the situation has been re-evaluated, and we have come to the conclusion, that we were high on the thought of having our own house, and that we blinded ourselves to the obvious and more imperical realization that buying a place of a smaller caliber would gratify us in the end by leaving us with more income to spend on the hobbies we enjoy.

so this friday, we are looking at some apartments. nothing too grand or extravagent, just aplace to sleep and call our own. and last night, i went out, and spent a pretty penny on the foundation of a very nice computer.

shit, thats how i talk on a daily basis. but thanks for noting my "profound" vocabulary. i will use the small words for the people that dont like to think about the words they are reading and find a synonym to a much simpler word. its just brain exercise.

We really don't need any more 30k millionaires in this state.

And seriously dude, you should be glad you are so fortunate. You have shelter of some sort.

Why not? I love those rich broke people, they are the best.

But for real Mike, until you own a house you won't realize how much more cost and time is involved. Ask me how I know. I bought a house a year ago when I was 20, its a huge undertaking.

Why don't you try and rent a house? The renters market out here is good right now, not to mention it'll be cheaper and you'll have a garage.

My advice for him would be to do it if he can afford it, but make sure he has alot of money saved up. Once you move into your first house (as i'm sure you know all too well ;) ) you have a ton of shit to buy. Washing machines break, shit leaks, stuff needs maintenance etc. Its gonna cost a hell of a lot more then you think, but if you can afford it, its one hell of an investment! Buy land, they stopped making it -mark twain

If he can afford it, hell yeah, do it. I know lots of people that have made more in the past couple of years just owning a house then working at their jobs.

But $2500 a month just isn't going to cut it. A roommate will help for sure, but kiss your life style your use to good bye.

Glad to see you have it worked out, your mom selling the house before you could jump all over it must have been a blessing in disguise. Also, LOL at the $2500/mo .... not at that it aint shit, because I know it isnt either, but damnit, I wish I was making that right now. Fuck this job, I am getting ripped off. Thats why I'm posting here and not working right now. We get everything done more than on time anyway. Others in the company see us as miracle workers (except those in charge of money). Nobody even knows what we do up here because I dont even have a boss anymore! Well, directly anyway. I dont want to turn this into how much people dont make so.. :D

Be glad for what you have right now and grow up and make more money, and settle somewhere reasonable after college. Good luck.

I can tell how many people have never been to the south/midwest from this thread....

                          1) Loan offers on TV... yea, those are great.
                          2) Do you know how depressed real estate is "down there" $250k will buy you a decent sized home (2000sqft+)
                          3) Move to New England/CA/etc. anyplace where there is a high volume/percentage of white collar educated professionals... Biotech/aerospace/IT/etc. $250k buys you a 1200sqft Condo if you're lucky... and its already 8+ years old.

Oh and I was "raking" in $3k+ a month at the age of 17.... I wish I knew I was so baller at the time.
                          Below the radar...

I owned my own business that I built up from nothing with a partner. I started working/building it at age 13.

We subcontracted for the Gov't, towns, municipalities, etc.
It had to do with GPS mapping/road surveys/traffic volume studies and master plans for developing towns/cities.
