        the people that lend us money require a 1 year policy but i found a company that has a 25% earned premium. this means that after fees and such i wind up with about 65% of the money back(i know it doesn't add up). we are supposed to close on a house monday. the total loan amount including hard money was around 200k. my 1 year policy including liability(about 500.00) was about 1600.00. once the house is sold, i expect it will only be about 700.00. keep in mind that my loan amount is more than 3x the amount you posted above. a previous house we did a couple months ago, we borrowed a little less than 140k. i think the premium was a little over 1200 including liability and the above mentioned 25% earned premium. when this house sold we also were refunded about 65%.

        keep in mind that this isn't cheap but since i hire my own guys and do my own contracting, i need liability to protect my business in the event someone gets hurt on the job.

        the policies that i get are underwritten through loyds of london.

        i do know what you are saying about sketchy investors. when we go to the get togethers to look at houses, i see plenty of that. i also see lots of investors cutting corners and doing total half assed jobs. i laugh my ass off when someone like this has to sit on their house for 6 months while our home in the same neighborhood sells in a few days. the reason why our houses sell so quickly is that we make ours look like the finished pics you posted on page one of this thread. generally, we also stage the home with furniture and decorating. yes, it costs more and we probably don't make quite as much money as we could, but i can go home and sleep well with a clear conscience.

          I live in Las Vegas. People that like to gamble but don't have the time, or just don't want to fly in, get a room, etc...they mail me cash and I go gamble for them. I charge 5% of the winnings. I had to up the minimum to $500 due to demand. No penny machines or bingo.

              Those machines you were looking into are the top of the line commercial machines. It sounds like a huge overkill.

              Check these out, they are pretty much the top of the line machines. I have no problems what so ever with them and its the reason most of my machines are such. Hit me up if you got questions...

                    I worked on people's cars, as a mobile mechanic and tuner of sorts, but people are assholes and my school/regular job keeps me quite busy so I stopped.

                        I do alot of ATV stuff and it is my preferred side work as its simple easy money for me being an atv enthusiast myself. I rebuild engines for a fraction of what a shop would charge and still make a killing.

                        I stray away from working on cars as its not worth the hassle and everyone wants something for free. However trucks (big trucks for those of you who think your pickup is a "truck") and tractors are fair game along with various small engines. Usually that is done at their place so i pack the e30 full of tools and motor out!

                          Its strange out here, ATVs hold their value over dirt bikes for some reason. I can usually pick up a blown up 125 or 250 for about 2-500 bux, rebuild the motor, clean it up, and sell it for about 800-1800 or so, but atvs around here that need work are usually those really shitty Chinese quads that no one wants, or owners are asking way too much for them.

                            It varies with options. Basic machine with 1k bill holder runs around 2300. Digital lock add roughly 150 more. Add EMV which will have to be updated shortly if not gotten for about another 150. A display topper led screen and all about 800 more. Its kinda made to order.

                              As a current broke college student, when I'm not working my usual job because hours are slim, I do pretty much anything. I paint house interiors, do easy jobs on cars for friends and neighbors (like brake pads), I do a little detailing, a little landscaping, replace sprinkler heads, just about any odd job for some monies.

                                Well it's currently my main job but it kinda qualifies. When my dad got laid off after the financial crash in 2009 he decided to turn the little side hobby of him and his friends doing sand castle contests and the occasional side job into a nearly-full time business.

                                Now it's very successful and employs about 10 people in different capacities and gives me a great summer job along with enough money to pay for college tuition.

                                If you have something you're good at, find a way for other people to pay you to do it!

                                Here's an older piece we did in san diego when the U.S. open of sand sculpture was still a thing down there


                                Now the big contest is help on the B-street pier. Here was our piece from last year. My dad tried to pull this same design off at the world champs in quebec many years ago and it fell on him. He tweaked the design a little bit so the flying buttresses were stronger and it stood tall!


                                If anyone is in san diego around labor day weekend, come on down to the B street pier and check out the sculptures.
