I agree, if you can't live with your money situation, shit has to change. The best investment right now is property, especially where I live. The more condos they build the happier I get. As far as car buying goes, unless you are reqired to drive a certian type of car (as I am) don't take a payment. I myself am afforded a monthly car allowance. it pays for my car and all four insurance policies on my other vehicles. That is the only way to go short of a company vehicle, which becoms a pita when vacation time comes near or any personal time for that matter.

My next house (in 2 or so years) will be in the city. My brother owns a company that builds townhomes. He's going to set me up w/ some land.

I would not start my own business up if I were you. The freaking way self employed people are taxed is horrible!! You can just about figure for every $100 you make roughly $40 of it will go to taxes... Which only lets you operate on 60% which sounds like alot still but it isn't. Out of that 60% you will have to take care of all expenses and if you manage it properly you will have around 10-15% of that left that you will then be hit on taxes for that roughly around the 40% in the beginning. Its complicated and it sucks period.Unless you can do quite a bit of cash business and then you can fudge alot of your income.

The only real motivation is enjoying what you are doing. Money becomes not worth it after a while (to an extent) if you don't enjoy what you are doing. Motivation is caused by challenges/learning, if you have an interest in what you are doing. That's how I see it, anyway. Hence why I don't really part out cars anymore. The only real challenges I came across were dealing with cheap fucks, people wanting me to ship 10 foot long items to Yakambodia, and people asking questions like "will this m10 bolt right into my 740i", without doing the smallest bit of research. People annoying me is not good motivation for me.

Car flipping. Bought an '88 735i for $1500, did a full detail job, re-finished the wood trim, re-dyed the leather and sold if for $3000 the next week. Took a few afternoons and about $100.

I've done that a bit, but it is way easier to flip >$2000 cars.
examples: $100 plymouth (used for 6months) sold for $700, $300 240d, 1 week later (and a few parts removed) $700. I bought a 300te for $1700 put a grand into it and only got $3200, so $500 and 5 months later wasn't worth my time. Sold a few others for profit.

My aim is to get a dealer license and sell low cost imports on the side (but there is a bit of overhead there.)

You could always work for a sports team like a baseball team in the summer, or a football team on weekends in the fall.

If getting a dealer license in Ohio is anything like in PA, you'll be jumping through hoops for months. Its hard even if you have a damn car lot.
